BUYING A HOME CHECKLIST

This handy list identifies common documents often required for processing a home loan. Your personal Canyons Mortgage Loan Officer will verify the actual documentation you’ll need after receiving your completed loan application.

Your Employment & Income Information

Your Employment & Income Information

If you are an employee - Tax returns & W-2s (all pages & schedules) from the last 2 years.

If you are self-employed, then federal business tax returns (all pages & schedules) from the last 2 years along with the corporate K-1s (for any business you own more than 25% of)

If you have fixed income (Social Security, Retirement, Pension, Annuity) then your most recent award letters and 1099s, as applicable

If you have any rental income then a copy of your current lease agreement(s) and mortgage statement(s)

If you are using a VA loan and are active-duty personnel, then a copy of your Statement of Service and Off Base Housing Authority letter(s) are needed

Your Asset(s) Information

Your mortgage statement (if you currently own a home) from the most recent month

Your declarations page from your homeowners’ insurance policy (if you currently own a home)

Your full bank, equities and/or asset statements for checking, savings, stocks, IRA, 401(k), etc. from the most recent 2 months. Documents MUST INCLUDE ALL PAGES, even blank pages and CANNOT be internet web page summaries. Documents MUST be an actual statement with your name and account number clearly visible, or, bank-stamped from a bank branch office

If you are planning on using GIFT FUNDS to close then you must provide a ‘gift letter’ along with the following:

From the ‘gift giver’ :  a copy of a bank statement(s) showing the gift funds deposited into your account.

From the ‘borrower’ : a copy of the deposit slip showing the gift funds deposited into your account.
