  • Timing matters – The FIRST 3 DAYS you are Under Contract on a potential home purchase are critical; don’t delay getting us the purchase contract and all supporting contract documents. A sharp Realtor will be on top of this for you…
  • An online application, or prequalification is great and helpful, HOWEVER, nothing beats an actual phone  call with our professional loan officers to understand your options to be able to make a wise decision on your loan.
  • A ‘low rate’ sounds great HOWEVER, it means nothing unless the full loan package is financially beneficial to you going forward AND your loan actually goes through (Closes).

  • Many lenders make many initial ‘promises’ to be attractive to potential borrowers – HOWEVER, they don’t always deliver and often pass their customers off to many internal staffers so they can go back to selling
    more loans; it’s frustrating to have to explain your position to different people, many times, at a lenders office!   • Carefully compare the different loan programs considering ALL costs. Different mortgage companies  present costs in different ways, which can make it challenging to compare. At Canyons Mortgage we  educate you and walk you through every detail of the loan to make sure you understand the full picture.
  • Please Do Not apply for any new loans or make any ‘non-living expense’ purchases after being prequalified for your loan! This can, and will, affect your credit score and credit worthiness at Closing; You wouldn’t believe how quickly this can kill a new mortgage loan transaction!
  • Do not Close on the house until all items in your Purchase Contract are met; as well as items on your Due Diligence punch list have been completed. Once the builder, or seller has Closed, you will likely have a very hard time getting them to complete any remaining or additional work, especially small projects. If in doubt, put it in writing and verify prior to Closing.
